Q. Why do your proposals contain so much residential?
​
A. The more residential units that are provided the more money there is to reinvest into the wider area to aid the vision for regenerating Bognor.
The residential apartments are to be located above ground floor so that from the street the commercial and leisure uses will be there to both draw people to the area and to create the vibrant community for the new and existing residents in the area.
The more apartments that are allocated to these sustainable locations with all of the facilities and public transport links of Bognor centre, the less agricultural land surrounding the settlements of Arun district will be needed to be developed.

Q. Why are you not proposing to move Brewer’s Fayre and the Alexandra Theatre?
​
A. The existing leases in place have proven difficult to renegotiate and both facilities can be improved externally on site and incorporated rather than being demolished and replaced. Arun are the freeholder of both and they will retain and improve these investments. The Theatre can be designed to be a more flexible space to allow for conferences if the demand for these returns, as well as other uses.

Q. Why are you not proposing a hotel?
​
A. There is not currently demand for hotels in this location, however the proposals are flexible and if demand is there than the scheme can be amended, or some of the apartments can be made available as holiday lets as it is this sector that is growing the fastest for the holiday and staycation market.

Q. Will your proposed buildings block existing buildings' light and views from the promenade?
​
A. Our buildings will be designed so that the current views from the promenade are not obscuring key assets such as the Royal Norfolk hotel, The Steyne or Waterloo Square. Our proposal for the Rock Gardens is on the site of the existing car park and existing five flats and will not affect the view of the Royal Norfolk hotel. The heights of our buildings will be determined by those of the buildings around them so that they fit into the street scene and do not cause a loss of light to existing residents.

Q. You have designed all of the five Arun DC owned sites to be capable of being developed by themselves. Does this stop the delivery of the wider regeneration of the whole of Bognor?
​
A. The problem with linking sites is that it is very complex to then deliver the change needed. Previous visions have not been delivered due to issues with parts of a scheme which have held up the whole scheme. Our proposal is to have a wide and considered masterplan across Bognor and beyond, but to allow each site to come forward individually so that there is then flexibility to change as the world changes but to deliver improvements at each stage.
